Terms and conditions
When you are making a booking you are deemed to accept these booking terms and conditions.
Bookings are made and a contract between you and us comes into effect when we accept a reservation from you and full payment is made.
You must be able to enter into a legally binding contract and be over 18 years of age to make a booking with us.
If a booking is made within 30 days of arrival, the full cost of your stay is payable.
Rates quoted are correct only for the specific number of guests, nights and dates agreed. Should you wish to change the number of guests, dates or room nights, then the rates are subject to change.
Check-in can be arranged for anytime as long as we know in advance when you are expecting to arrive and the availability of the apartment. Normal check in is as follows.
Check-in 15:00 local time
Check-out 11:00 local time
In the case of unforeseen circumstances where we are unable to deliver your requested accommodation, you will be offered alternate accommodation at an agreeable local premises or a full refund given.
CANCELLATIONS
If you cancel your booking or part of your booking more than 30 days before the scheduled date of arrival, a full refund of the amount paid will be returned less a 25 % administration fee.
If you cancel your booking within 14 days of arrival, we will
endeavor to resell the room and if we can, a full refund will be
given less 40% administration fee.
We recommend that all guests have travel insurance.
CONDITIONS OF STAY
We have some standard rules that are designed to ensure that we comply with regulations relating to matters such as fire, health and safety and to enhance the comfort and well being of our guests.

We reserve the right to terminate your booking immediately
without being liable for any refund or compensation where
you engage in unacceptable behaviour that causes a
disturbance or nuisance to other guests or neighbours.
LIABILITY
Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the booking and to the fullest extent permitted by law. All warranties are excluded and in no circumstances will we be responsible for any indirect or special damages.
You are responsible for any damage or loss caused to us or our property by you or your guests. You agree to pay us on demand an amount which is reasonable to make good or remedy any damage or loss caused by you or your guests.
There is a designated smoking area.
For the benefit of future guests, if you smoke in the bedrooms or public areas a charge of 100.00 euros will be taken off your security deposit without prior notice for the cost of deep cleaning area.
It is your responsibility to look after your keys. If you lose your keys the charge is 50.00 euros.
